Eleven innovative micro lots under 100sqm in Ellenbrook are set to challenge the traditional idea of what comprises a ‘family home’. Living on a small scale is expected to appeal to first home buyers, young families and older people interested in downsizing.
The micro lots project and two display homes to show the potential of a small block were launched by Housing Minister Peter Tinley earlier this month. Designs on offer are two and three-bedroom homes with a range of configurations.
Greg Cash, Assistant Director General Commercial Operations said similar micro lot trials were underway on the east coast of Australia and elsewhere in the world.
“It’s amazing to see the quality and space in the finished product,” Mr Cash said. “When we initially discussed an 80sqm lot, you immediately think tiny shoebox living, but these homes are bright, spacious and look ideal for a small family or couple.
“I challenge anyone to inspect these homes and not be amazed at how liveable these micro lot homes are.”
The project is a collaboration between the Department of Communities (Communities), Now Living and LWP Property Group. Communities owns nine lots in the first stage of the project, with houses to be constructed and sold through the Opening Doors shared home ownership program. Prices start at $299,000.
Minister Tinley said the government was committed to working with private sector partners such as Now Living to increase housing affordability and diversity.
“I applaud the Department, LWP and Now Living for their partnered model of innovation because through this approach we are not only able to demonstrate innovation, but more importantly create housing products that have market acceptance, are commercially viable and can be replicated in scale,” Mr Tinley said.
“Projects like this are an important part of the Government’s housing strategy as well as its broader planning policies, which aim to ensure that people have access to affordable choices close to where they work and play.”
Ellenbrook is an incorporated partnership between Communities, Morella Pty Ltd and is project-managed by LWP Property Group. It is Australia’s most awarded urban development project and was recognised internationally in 2015 as the world’s best master-planned community. Ellenbrook includes eight unique villages that will eventually form an integrated community of some 30,000 people.
